Cool, I hope the inspection goes well and you're not saddled with a lot of repairs.

Although I suppose you could require the bank to pay for at least some of it.

So the official paperwork was sent to my realtor yesterday and he went through it before even forwarding it to me and discovered that the appraisal contingency and section 1 termite stuff was omitted. ARG!!! He said he went back to the seller and told them it was missing and they said it shoudl be there, so last I heard yesterday mid-day was that they were all going over it again to see if it was just missed or if the docs have to be re-done. Have yet to hear from my realtor so I'm getting anxious and hoping that stuff wasn't omitted intentionally. It was all included in the original offer and reiterated in the special provisions of the counter, so I knwo this will be fixed, btu I'm still worried. Already things are not going right!

An update to this post...

The listing agent replied the appraisal contingency and section 1 termite woudl NOT be a part of the agreement. My realtor said he couldn't advise me to go through with it btu it would be my choice. I chose to take the risk of losing my deposit and signed the contract anyway. I signed Tuesday, realtor and listing agent signed wednesday, and the sellers still haven't signed.

Well... I guess my realtor went back to the listing agent after I signed (he was concerned abotu the risk I took on) and explained to them that it was unethical for them to leave out the appraisal and termite stuff which was already agreed to in the counter-offer. The agreed to go back to the seller and see if they woudl put it in, and they did! So, a new contract is beign drafted to include those items and everyone, including the seller, willl hopefully sign today!!!

Wow, my mom drove by to spy on my house, and already there are people there, seemingly repairing termite stuff in the decorative wood siding. Woo-hoo!

DIP - FWIW my sister and her husband have been going through similar trials and tribulations in trying to buy a house. They have had a losing bid on 8 houses so far and just had to cancel an offer when the appraisal came in $20,000 lower than what was needed for the loan.

Keep fingers crossed - they are now in escrow on another house. Inspection went fine, now waiting for the appraisal.

I wish both of you the best of luck. Buying a house is one of the most stressful transactions a person will do in their lives!

I am confused dip-Friday afternoon at 2:22 you didn't have a signed offer, but 3 hours later they are having repairs done? Did something happen in betweent that we missed?
