Does anybody know more about this? I've seen some advertisements on this site by Mercury, but I'm looking for a little bit more information. Who is required to comply with UAD? Is it for all loans to be sold on the secondary market? Loans delivered to Fannie Mae/Freddie Mac? What about FHA loans? There's not a lot of information out there about this, but a few appraisers have already told me that they will charge more and it will take longer to receive appraisals back to comply with the requirements if we elect to conform to UAD guidlines.

For appraisals with an effective date (date of inspection) on or after September 1, 2011, the appraisal report must be completed in compliance with the UAD for conventional mortgage loans sold to Fannie Mae or Freddie Mac.

It is ONLY applicable if you sell loans on the secondary market.
