I cannot see anything in the TRID regulations that restricts us delivering the LE to a post office box, but am curious, please, if others are allowing this to occur? Basically, does the applicant's mailing address have to be a physical property address or is a PO box sufficient?

Their mailing address is their mailing address....so yeah, we'll mail it to a P.O. Box if that's their address. The only way you're going to reach me through the mail is through my P.O. Box.

Agreed. Some people can only receive mail through a P.O. Box so that is how it would have to be delivered by mail.
