You could. The customer has to receive the LE before they can express intent, but all of that could potentially happen. How you prove what came first, I'm not sure as all of our disclosures are mailed out, thus we would not have intent same day, ever.

It's pretty common for us, as we probably give 60-70% of our early disclosures in person.

I can definitely see it happening when the disclosures are given in person like raitchjay said, but it couldn't happen when disclosures are mailed out (like Joker said).

After re-reading the original post....the part that would NOT happen here is getting out an LE on day zero. That basically never happens for us. Day 1...rarely, but sometimes. But never Day zero.

So......LE and ITP with the same date? Common here.

Application, LE, and ITP with the same date? Not here, but as Joker said...possible.

I'd say more common is Day 3....and many of our applications are taken over the phone.....so receiving the LE oftentimes is the FIRST time we're seeing them in person.

But you can't say "always" or "never" about my bank.......sometimes we mail earlies...sometimes we email earlies...it varies.

99% of our apps are over the phone, even for locals...and 100% of our disclosures are mailed...except CD's...many of those are picked up.

We aren't set up for esign, so nothing is emailed.

We tend to have people who are in a hurry....so i suppose our frontline is communicating to them that no appraisals or title work are getting ordered until the LE is in their hands and they give ITP.....so i assume they're saying "well, we'll come in tomorrow and get it".

Thank you all, it seems that our MLO's will email (with proper e-sign guidance) the LE, ITP document and the remainder of the early's and the applicants will give the ITP the same day.
