This loan was from 2022, but has just been decided due to some issues, more like family feud.

Scenario: We ordered the appraisal because we had the original purchase agreement. One of the signers died so the title company needed a new purchase agreement since one of the signers was deceased. At the time of getting a new purchase agreement, the buyer and sellers could not agree on anything so the sellers refused to sign the new PA.


It was first set to Closed for Incompleteness (10-day letter was sent, too), but was decided to Approved Not Accepted. Now, there were some confusion if what should the Action Taken be.

Should it be Closed for Incompleteness for the fact that a 10-day letter was sent, but since services were rendered could it be Approved Not Accepted?

It would only be approved but not accepted if the credit request went through underwriting and was approved subject only to customary closing conditions . From your description it doesn't appear the request went through underwriting and was approved

Yes, it never went through UW.
I was also opting for Closed for Incompleteness the fact that a 10-day letter was sent.
