On 10/20/15 customer applies Individually for permanent financing for his home construction loan 142k 4.25% 30 year fixed FHLB. 10/26/15 CofC customer changed loan amount to 150k. 12/3/15 Counteroffer 150k 4.25% 5/1 arm 30 yr in house (FHLB wouldn't accept appraisal). 12/4/15 customer accepts counteroffer, on same day customer wants to add wife to loan so withdraws application and makes a new joint application with wife. This new application originated an inhouse loan for 5/1arm 150k 4.25% 30yr. My question: What to report? Withdrawn? Denied? Loan amount? Adjustable or Fixed?

Appears you are treating these as two separate applications.

Application #1 is denial. He did not accept your counteroffer. He reapplied with spouse as a joint applicant.

Appication #2 is an origiantion.

Thanks for your response Dan.
Do I go with the loan amount and terms originally applied for 142k fixed or the re-disclosed 150k adjustable?

Sorry, I forgot to address that.

For a non originated loan request you report the amount and terms originally applied for. However it appears the applicant amended the loan request from $142 to $150 before the counteroffer therefore in this scenario you would report the $150.
