We have a loan application we received by mail for a dwelling purchase. The application gave the property address, but did not indicate whether the property was a manufactured home. We are denying the application. Do we presume it was site-built, or do we need to research to make a positive determination?

I would research - we have access to on-line county records, and would always verify this type of data against pubic records. Alternatively, do a property inspection to get HMDA right!

Or google maps, sometimes it is obvious.
