We have a customer that is purchasing an Investment property. He would also like to payoff his current home and just have one loan. Does this make the loan a TRID loan due to the principal residence becoming part of the loan funds.

Going to be a business decision as to what the primary purpose of the transaction might be. What are the respective loan amounts?

Purchase Price 100K
P/O of home 61K
P/O of loan on 22 acres beside the house 96K. It used to be the family farm but it's not being farmed.

Like I said - a business decision, but since the 22 acres are not being farmed, it must be being used for personal purposes - $156K personal versus $100K business sort of tips the balance. Plus you don't define "investment". You mean rental or just a personal investment in real estate? "Investment" is not a word used in 1026.3 when determining applicability of Regulation Z.
