Flood (Self) Determination

I've searched & been unsuccessful (my search criteria may be off the mark ). I'm looking for the website (FEMA, maybe), where I can enter an address & get (at least) an approximation of whether a particular property is in a flood zone. It was recently remapped & our flood company says it's now in a flood zone, but the customer's agent says it's not. My initial thought is the agent is NOT using the updated map, but I'd like to independently verify it one way or the other. Thanks in advance.

Yeah, that's where I was, but the search results come back: "Map search was unable to find the location you requested. You may be able to find the requested map product through our Product Catalog. This is a result of recent revisions and/or timing issues which caused a delay in the data being available in Map Search. If you have questions or need further assistance contact our Customer Service Department at (877) 336-2627."
If I call the CS Dept, will they verify the zone?

Also, does the county have aerial maps with flood overlays that have been recently updated?? Sometimes I find these are much better than the FEMA photos at determining the location of properties and structures in a flood zone, pending the overlays have been updated (which your county should be able to verify for you).

Are you talking about the Central Appraisal District maps?
If not, to what were you referring?

I use google/yahoo, etc, to find the property. Then I go to FEMA and the index for that community...find the location, then find that map # the property is actually located in and review it.

Then you have the current map number on the FHD - pull that map and see if the property is on it.....

www.fema.govYou can go into flood maps and enter the map and panel ID.

Okay. Two more things:
1. I didn't realize you could inquire by map/panel number. Thank you.
2. What does it mean when you're getting the following error message? "No panel was found. The panel for which you are searching may have been assigned a new ID#. Please contact Customer Service at (877) 336-2627 for more information."
Does it mean my determination company is making things up???

It means the map has probably been updated since that panel was originated.
Go to the address part of that section and pull the current map panel ID number.

Or, it means... user error. Apparently, when entering the map/panel number, FEMA doesn't expect the user to input the hyphen. Heh, heh.

Well, this has been a fun experience.
The maps I've checked places the property one place (away from water), but the flood determination company places it on a small penisula, right on the water.
We communicated to the customer we would force place if he (and/or his agent) didn't provide evidence that he was NOT in a flood zone.
The interesting thing is the property was recently re-mapped into a flood zone. I find it difficult to believe a property sitting at the tip of a penisula would not have already been mapped as being in a flood zone.
