In the mountains
We have a house and a detached building on one property securing the loan.

The home is not in a flood zone. The detached building is in a flood zone.

Would there be a separate policy for the house and building? Each policy corresponding with the approriate zone designation?

There is no "regulatory" requirement for flood insurance on the house if it is outside of the SFHA.

There would be no flood insurance policy on the house, unless you are requiring one for S&S reasons.

Each building must be insured by a separate policy. The exception is a detached garage unless it is used for some other purpose other than parking and/or storage.

Sorry, the customer wants to purchase flood insurance on the home even though it isn't in a flood zone. We are only requiring it on the building.

The insurance company will only write the insurance according to the home address which is not n a flood zone or the will write the whole policy with the home and building as being in the flood zone. But they state they cannot do a seperate policy on the two.

The building is worth about $20,000 but the home is $400,000+. The customer will not pay a high premium on the home since it's not in the flood zone. But State Farm won't do seperate policies. They say they can't.

Tell them to find another insurance agent that knows what they are doing.

I'm with Randy on this one. Sadly, most agents don't have a clue when it comes to flood insurance rules/policies.

I've never had an issue with State Farm on this type of situation...I wonder if it's the agent who is clueless?

I've spoken with my personal State Farm agent and he said a lot of agents here won't do what I was asking because it wasn't worth the "$25 commission".

Isn't that nice...well no help in the insurance world.

Should I try to speak with someone at the State Farm corporate office?

I would not be taking this burden on for the bank. This is the customer's responsibility.

That's very common with agents. Flood insurance is more complicated, more paperwork and pays less. Hence, there's no incentive for agents to learn this stuff.

Perhaps a frank discussion with your customers about contacting another agency might be the best solution. I could have sworn State Farm had the ability to write through NFIP, but maybe I'm wrong. It would seem going through an agent that does would solve this delima.
